JVC Dubai: prices, yields and risks of Jumeirah Village Circle in 2026
JVC, Jumeirah Village Circle, is one of the most sought-after residential areas in Dubai among buyers who buy to let: at average market prices an apartment costs about €3,850 per m² and yields around 6.4% gross. These are the numbers for someone buying at list price: the yield is decided at the moment of purchase, and that is where we work. It is an area for income rather than quick resale: many tenants, affordable entry prices, but also a lot of new supply being delivered and very uneven building quality. What JVC is and where it is
Jumeirah Village Circle is a freehold residential neighbourhood in the new part of Dubai, between Al Khail Road and Sheikh Mohammed Bin Zayed Road, developed by Nakheel from 2005. It is divided into ten numbered districts, with more than 30 parks, 27 schools within 5 km and a shopping centre, Circle Mall.

It is home mainly to young professionals and families looking for lower rent than in Marina or Downtown while staying halfway between the two. This stable tenant demand is what makes the area interesting for investors.
Can a foreigner buy in JVC?
Yes. JVC is a freehold area: a foreign buyer can purchase with full ownership, in their own name, without being a UAE resident. The process is the same as in the rest of Dubai and you can find it in the guide on buying property in Dubai.
Is there a metro in JVC?
Not today: you get around by car or taxi. In April 2026 the metro's Gold Line was announced, 42 km and 18 stations with opening planned for September 2032, on a route that crosses Al Barsha South and Jumeirah Village. Until the stations are under construction, do not pay a premium today for a metro that will arrive in years.

How much an apartment in JVC costs
In September 2026 an apartment in JVC costs on average AED 1,489 per square foot, about €3,850 per m²: a studio starts from about €115,000, a two-bedroom ranges between €240,000 and €400,000. Over twelve months the average price has stayed flat (+0.1%); two years ago it was AED 1,391 per square foot.

The market has cooled: over the last twelve months about 11,800 sales were recorded in JVC, 35% fewer than the previous year. For buyers it is an advantage in negotiation; for those who need to resell, a sign of longer timeframes.

How much an apartment in JVC yields
At average market prices the gross yield in JVC is between 6.1% and 6.4%; after expenses it drops to about 3.8% net. This is the result for someone buying alone, at list price: consider it the starting point, not the goal.

Service charges in JVC generally range from AED 11 to 16 per square foot per year: on a 100 m² two-bedroom that is between €2,800 and €4,100. It is the item that changes most from one building to another, and you should ask for it before making an offer.
How to raise the yield: the entry price
The market sets the rent, not the purchase price. With the same rent, every point of discount on the price is extra yield for every year you hold the property.

This is our job: not buying at market. There are four levers. Entering off-plan projects in the early phases, when the developer sells below the value of finished units. Negotiating the price with real transaction data in hand. Looking for units put up for sale by owners who need to sell. And choosing buildings where signed rents are above the area average.

My experience in JVC
In JVC I have personally bought three apartments, which I rent out. I bought them off-plan, between 20% and 30% below market price, and on handover values had risen by about another 15%.
Today, on the price I paid, they yield between 10% and 13% gross a year. The numbers add up: a rent in line with the market, calculated on a purchase cost 25% lower and on a property that is now worth more, takes the yield from 6.4% to about 10%, and higher for small units, which yield more in JVC.
These are results of completed deals, in years when prices were rising: they do not guarantee the same outcome to someone buying today. But they show where yield is created, that is at purchase.
In JVC I buy to hold and rent, not to resell quickly. It is a residential area, in demand from those who live there: here value is built with the rent, year after year.
Long-term or short-term rental in JVC?
For JVC annual rental is the natural choice: demand comes from residents, not tourists, and the area has no beach or attractions. Short-term rentals exist, but they compete with Marina and Downtown on unfavourable ground and have higher management costs. Consider them only for buildings with hotel-level services and with an operator who shows you real occupancy data.
The risks of investing in JVC
The main risk in JVC is supply: there are about 12,800 units under construction in the area, almost 9,000 of them due for handover by 2026. More new apartments mean more competition on rents and resales.
- Incoming supply. About 50 projects under construction. Some will slip, but the pressure on rents over the next two years is real.
- Uneven quality. Dozens of different developers build in JVC. Between two neighbouring buildings finishes, maintenance and service charges can change.
- Service charge. A building with high charges and mediocre services erodes the yield every year.
- Traffic and access. The entrances to the neighbourhood are a historic weak point. Works on Hessa Street are improving the situation, but at rush hour journey times get longer.
- Liquidity. With sales down 35% in a year, reselling takes more time and a fair price.

How to choose the building in JVC
In JVC the building matters more than the area: the same budget can buy an apartment that rents in a week or one that stays empty for months. These are the criteria we use.
- Developer track record. On-time handovers and building quality verifiable on projects already completed.
- Service charges. Real amount per square foot, not the brochure estimate.
- Position in the neighbourhood. Proximity to exits, Circle Mall and parks; distance from construction sites that will last years.
- Floor plan. Regular layouts and a balcony: these are what tenants choose first.
- Rents actually signed. Contracts registered in the building or the ones next to it, not listing prices.
- Parking and amenities. Parking space included, working pool and gym.

Yes, for those seeking rental income who choose the building well. Tenant demand is broad and the entry price is among the lowest of the well-connected areas. The weak points are incoming supply and uneven quality: a purchase made only on price risks vacancy and high charges.
How much does a two-bedroom in JVC cost?
An apartment with two bedrooms generally costs between AED 1 and 1.65 million, about €240,000–396,000, depending on building, size and finishes. Add about 5.5–6.6% in purchase costs.
How far is JVC from the sea?
About 15–20 minutes by car from Dubai Marina and Palm Jumeirah. JVC is not a seaside area: its strength is the balance between price, space and services.
Do I get the Golden Visa with an apartment in JVC?

Off-plan or ready property in JVC?
If you want rent straight away, a ready property: you see the building, you know the charges and you collect from the first month.
