Dubai Hills Estate: prices, yields and risks in 2026

Dubai Hills Estate is the green residential district built by Emaar between Downtown and Dubai Marina: at average market prices an apartment costs about €6,400 per m² and yields between 5.6% and 6% gross. These are the numbers for buyers who pay list price. It is an area for families and the long term: park, schools, hospital and shopping mall inside the district, little new supply on the way, high service charges. What Dubai Hills is and where it is

Dubai Hills Estate is a freehold district of 11 million m², developed by Emaar within Mohammed Bin Rashid City, along Al Khail Road. It is built around an 18-hole golf course and a large park, with 1.45 million m² of green space and 54 km of cycle paths.

It is home mostly to families and professionals who want services close at hand and a location halfway between the centre and the sea. It is one of the few districts in Dubai where you can do almost everything without leaving.

Are Dubai Hills and Dubai Hills Estate the same thing?

Yes. Dubai Hills Estate is the full name of the project; in everyday use people say Dubai Hills. Inside it there are apartment areas, such as Park Heights, Collective and Golf Suites, and villa areas, such as Maple and Sidra.

Can a foreigner buy in Dubai Hills?

Yes. It is a freehold area: a foreign buyer can purchase with full ownership, in their own name, without being a UAE resident. The process is explained in the guide on buying property in Dubai.

Is there a metro in Dubai Hills?

No. The nearest stations are on the Red Line, 20–25 minutes away. In April 2026 the Gold Line was announced, with opening expected in 2032 and a route passing through Al Barsha South, a short distance away; the position of the stations relative to the district is not yet defined. In Dubai Hills you live by car.

How much an apartment in Dubai Hills costs

In September 2026 an apartment in Dubai Hills costs on average AED 2,479 per square foot, about €6,400 per m²: a studio costs around €288,000, a one-bedroom apartment around €386,000. Over twelve months the average price has been flat (+0.4%); in two years it rose by about 6%, and in five it doubled.

Villas are a separate market: a three-bedroom villa costs on average about AED 6.9 million, over €1.6 million, and yields between 4% and 5%.

How much an apartment in Dubai Hills yields

At average market prices the gross yield on apartments is between 5.6% and 6%; after costs it drops to about 3.7% net. That is the result for someone who buys alone, at list price: treat it as the starting point, not the goal.

Service charges are among the highest of the residential areas: the recorded median is AED 21 per square foot a year. On a 61 m² apartment that is about €3,300 a year. They pay for the greenery, services and maintenance that make the district what it is, but they must be factored in before buying.

How to raise the yield: the entry price

The market sets the rent, not the purchase price. For the same rent, every point of discount on the price is extra yield for every year you hold the property.

This is our job: not buying at market. In Dubai Hills new launches are few, so the margin is found mainly on the secondary market: units from owners who need to sell, negotiated with data from real transactions, in buildings where we know the signed rents.

My experience in Dubai Hills

Dubai Hills is the area I know best, because I lived there. For two years I rented an apartment; in 2022 I bought it from the owner for AED 900,000. He had paid AED 600,000 for it in 2020: at the time, paying 50% more than two years earlier seemed crazy to me.

Today I rent it out, unfurnished, at AED 120,000 a year. On the price I paid that is a gross yield of 13.3%.

I did not buy it because it was cheap. I bought it because, living there, I knew what it was worth: I knew the building, the costs, the neighbours, how much demand there was to rent it. That is the difference between looking at a price and knowing a property, and it is the work we do for those who cannot live somewhere for two years before deciding.

It is a result tied to the timing of the purchase, 2022, and to the rent increases of the following years. Anyone buying today starts from today's prices.

Long-term or short-term rentals?

Annual rental is the natural choice: tenants are families and professionals who stay several years, attracted by schools and services. Short-term rentals exist, but the area is not touristy. A stable tenant, in an unfurnished apartment, means less management and fewer empty periods.

The risks of investing in Dubai Hills

The main risk is the entry price: Dubai Hills is a mature area, prices doubled in five years and have been flat for twelve months.

  • Appreciation already happened. Most of the growth is behind it: anyone buying today at average prices cannot count on the same increases.
  • High service charges. At AED 21 per square foot a year, the net yield is among the lowest of the areas analysed.
  • No metro. Those who do not drive are at a disadvantage, and this narrows the pool of tenants.
  • Distance from the airport. About 30 minutes: a limit for short-term rentals and for those who travel often.
  • Differences between buildings. A park or golf view, the floor and the year of construction change price and rent more than the average suggests.

One point in its favour: new supply is limited. In the registered projects we checked there are a few hundred units under construction, against thousands in JVC. Less future competition for those renting out and those reselling.

How to choose a property in Dubai Hills

In Dubai Hills you pay for the position within the district: the same layout can be worth much more if it faces the park or the golf course. These are the criteria we use.

  1. View. Park, golf or skyline hold their value; a view of the road or another building does not.
  2. Walking distance to the park, mall and schools.
  3. The building's real service charges.
  4. Rents actually signed in the same building, by layout and floor.
  5. Year of handover and state of maintenance: the first buildings are now several years old.
  6. Parking space and easy access to Al Khail Road.
