BridgeYields & its Business Model

An independent advisory firm for real estate investment in the Emirates. We help European investors buy property directly in Dubai, from needs analysis to post-purchase. For those who refer clients, we offer a partner program.

Independence (for direct purchase we are paid only by the client — 1%, never by the seller), access to the entire market (not a catalog built on our own deals) and method (data-driven selection).

For direct purchase and the Club Deal: only by the client, 1% of the deal value, nothing from developers.

For the partner channel: from the sales commission paid by the developer and shared with the partner.

No. In direct purchase we have no properties to place: we start from your parameters and search the entire market.

We operate from Dubai, with offices in Milan, London and Luxembourg. Gianluca Sidoti is registered as a Financial Service Provider with the UAE Securities and Commodities Authority (SCA).

All our partners are registered with RERA (Real Estate Regulatory Agency).

We've built partnerships with hundreds of real estate agencies active in the Emirates, giving them access to a platform where they upload their listings. Our Yielders then match that data with our clients' requirements and propose the best opportunities based on each investor's needs and goals.

For Investors — Club Deal

A club of investors who pool their resources to fund real estate lending deals in Dubai, each with a share proportional to the total. Membership is limited to 150 investors.

Anyone aged 18 or over with the legal capacity to invest can apply to join the Club Deal, subject to our onboarding and KYC/AML checks.

The only exception: we cannot accept investors who are resident in, or hold the nationality of, the following countries — North Korea, Iran, Libya, Democratic Republic of the Congo, Central African Republic, Sudan and South Sudan, Yemen, Somalia, Mali, Afghanistan, Haiti, Guinea-Bissau, Iraq, Lebanon, the United Arab Emirates, the United States of America and Canada.

These exclusions come from international sanctions and anti-money-laundering frameworks, plus local rules on the marketing of this type of investment. If your residence or nationality is on the list, we can still support you on Direct Ownership where permitted.

A target return of 8% per year, paid every 3 months; the capital is repaid at maturity, with a deal term of up to 4 years.

You can join from €1,000.

Each deal is secured by a first-rank mortgage on the property, with a maximum 50% LTV on the RERA appraisal, and is managed by an independent Security Trustee.

Membership is limited to 150 investors: apply, sign a Letter of Intent (LOI), and within a month we set up an SPV to collect the capital.

For Buyers — Direct Ownership

We work with investors from €100,000: the threshold that makes a deal worthwhile, considering entry costs and diversification.

Yes. In large freehold areas full ownership is open to foreigners, with a title deed registered at the DLD in the buyer's name.

No. The purchase can be done remotely. For those considering relocating their tax residency, we plan it with the appropriate professionals.

A flat 1% fee on the property value, agreed before we start. No other compensation, nothing from developers.

Because it's the smallest part of your decision: the cost of overpaying or choosing badly is 10-20%, ten times our fee. And since we're not paid to close, we negotiate in your favor.

Roughly 15-30% gross on the deal, over 6-24 months. Expected, not guaranteed figures: every estimate is built on the real numbers of the specific property.

4% land registry tax (DLD Fee), paid once when the property is registered in your name.

1% BridgeYields fee, also paid once.

Both are always included in the proposal we prepare for you.

No taxes and no further costs due: we support you throughout the entire duration of your investment.

It depends on your goals: off-plan has lower entry prices but longer timelines and execution risk; ready-built yields immediately at a higher price.

Market, execution (off-plan), liquidity and currency. We manage them with data-driven selection, due diligence and an exit thesis; we don't promise to eliminate them.

Security and Warranties

The market is regulated by RERA. For off-plan, funds go into a dedicated escrow account and are released against construction milestones — they don't go to the developer's account.

For the Club Deal, we use a First-Rank Mortgage on each property and management through an Independent Trustee.

Regulations provide for the return of escrow funds to the buyer. The developer's strength remains a factor we verify in due diligence.

Fiscal impact

Yes, on the UAE side, individuals pay no tax on property, capital gains or rental income. At purchase you pay a one-off 4% DLD fee.

They depend on your tax residency. A resident in Europe has certain obligations and potential taxation on foreign income. However, with our tax advisors we build the most efficient legitimate structure for you, reducing the tax burden in your country of residence.

Like any normal financial transaction via bank transfer, with traceability and consistent documentation, planned at the start of the deal to avoid banking and reporting friction.

Yes: a real estate investment of at least AED 2 million unlocks the 10-year Golden Visa, renewable and extendable to your family.

With AED 750,000, you qualify for a two-year visa instead.

Note: obtaining a residency visa is essential to reduce your tax profile in your country of origin.

For Partners — How to work with us

Agencies, financial and wealth advisors, introducers with a client network. You don't need to be a Dubai specialist: the masterclass prepares you.

Through the sales commission paid by the developer (typically 4-6%) and shared with the partner. It's paid by the developer, not the client.

No. No license, no relocation, you don't show properties. You make the introduction; the team handles the negotiation and closing.

The team takes over the client (selection, developer, closing). The relationship stays yours; once the deal closes, you receive your commission.

Not in the Emirates, but if you're a tax resident in Italy it's taxable in Italy. It depends on your tax residency (which we can handle for you).

What they cannot answer is whether a specific project fits your specific situation, because that depends on your capital, your time horizon, your tax residency and whether you want yield, appreciation or use.

We will tell you plainly if Dubai is not the right market for your objective; we would rather lose an engagement than place a buyer in an asset that does not fit.
