Buying property in Dubai Marina: prices, yields and risks in 2026

Dubai Marina is the skyscraper district built around a 3.5 km canal, five minutes from the beach: at average market prices, an apartment costs around €6,300 per m² and yields between 5.5% and 6.3% gross. These are the numbers for those who buy at list price. It's one of the most well-known and liquid areas in Dubai, but over the last year, prices have dropped by 3%. What is Dubai Marina and where is it located

Dubai Marina is a freehold district developed by Emaar around an artificial marina, between Sheikh Zayed Road and JBR beach. It's a finished area that has been inhabited for years, with a 7 km waterfront promenade, restaurants, bars, and the Dubai Marina Mall.

It is one of the few districts in Dubai where you can get around on foot. It's home to young professionals and couples, and many tourists stay here: it's a lively and noisy area, not well-suited for those seeking peace and quiet.

Can a foreign buyer purchase property in Dubai Marina?

Yes. It's a freehold area: a foreign buyer can purchase a property outright, in their own name, without being a resident of the UAE. The process is explained in the guide on how to buy property in Dubai.

Are Dubai Marina and JBR the same thing?

No, but they are adjacent. JBR, Jumeirah Beach Residence, is the row of buildings on the seafront, with the beach. Dubai Marina is the district behind it, around the canal. Those who buy in the Marina have the beach just a few minutes' walk away.

How much does an apartment in Dubai Marina cost

As of September 2026, an apartment in Dubai Marina costs an average of 2,440 AED per square foot, about €6,300 per m²: a 75 m² one-bedroom apartment costs around €440,000. Over twelve months, the average price has dropped by 3.1%; it remains above the level of two years ago.

The average rent for an apartment is about 128,000 AED per year, around €30,700. The price drop is an advantage for those buying today who know how to negotiate; for those who bought at the peak, it's a signal not to be ignored.

What is the yield of an apartment in Dubai Marina

At average market prices, the gross yield is between 5.5% and 6.3%; after expenses, this drops to a net yield of about 4%. This is the result for someone buying alone, at the list price: consider it the starting point, not the goal.

How to increase the yield: the entry price

The rent is set by the market, but the purchase price is not. For the same rent, every percentage point of discount on the price is extra yield for all the years you hold the property.

My point of view

I have not personally invested in Dubai Marina. By choice, I avoid the more tourist-focused and high-profile areas, where part of the price is just for the name. I prefer less flashy residential neighbourhoods, where the entry price is lower and the value is driven by the tenants who live there: that's where I've achieved my results, as I detail in the guides on JVC and Dubai Hills.

I know people who have made excellent deals in the Marina. It's an area with a consistently active market, and that matters. Long-term or short-term lets?

Dubai Marina, along with Downtown and the Palm, is the area where short-term lets have the strongest market: sea, bars, metro. Gross revenues can exceed those from annual rentals, but with higher management costs, seasonality, and strong competition. Always verify that the building permits them and ask the manager for real occupancy data.

The risks of buying in Dubai Marina

The main risk is paying for the name: Dubai Marina is a mature area, with falling prices and towers that are starting to show their age.

  • Falling prices. Down 3.1% in twelve months, more pronounced for smaller units.
  • Ageing buildings. Many towers are fifteen years old or more: maintenance, systems, and service charges vary greatly.
  • New supply. Approximately 4,100 units under construction, with about 3,000 expected by 2026, at per-metre prices much higher than existing properties.
  • Traffic and noise. Congested entrances during peak hours and nightlife on your doorstep.
  • Competition in short-term lets. Many apartments and many hotels targeting the same clientele.

How to choose a property in Dubai Marina

In Dubai Marina, two adjacent towers can have very different prices: the building matters more than the area.

  1. View. A full canal or sea view holds its value; an internal or road view does not.
  2. Age and maintenance of the tower, and the building's reserve fund.
  3. Walking distance to the metro, tram, and beach.
  4. Actual service charges.
  5. Actually signed rental agreements in the same tower.
  6. Rules on short-term lets.
  7. Parking: a parking space is valuable here.

Dubai Marina compared to other areas

Dubai Marina costs less than Downtown and Palm Jumeirah and yields more; compared to inland residential areas, it costs much more and yields less.
