Dubai Creek Harbour is the waterfront district on the Creek built by Emaar, 15 minutes from Downtown: at average market prices an apartment costs about €6,750 per m² and yields between 5.5% and 5.9% gross. It is an area for quality and value retention rather than high income: a single developer, consistent buildings, many projects still to be completed. What Dubai Creek Harbour is and where it is
Dubai Creek Harbour is a freehold district of about 6 km², developed by Emaar on the bank of Dubai Creek, next to the Ras Al Khor nature reserve. When complete it is designed to house up to 200,000 residents. Today two parts are inhabited: Creek Island, with the towers and hotels, and Creek Beach, the neighbourhood around the man-made beach.

People who live here want calm, greenery and water views while staying close to the centre. It is not an open-sea area or a nightlife district: it is a new residential neighbourhood, a good part of which is still under construction.
Are Dubai Creek and Dubai Creek Harbour the same thing?
No. Dubai Creek is the natural inlet around which the old city grew, with Deira and Bur Dubai. Dubai Creek Harbour is the modern district built by Emaar further upstream, on the same inlet.
Can a foreigner buy in Dubai Creek Harbour?
Yes. It is a freehold area: a foreign buyer can purchase with full ownership, in their own name, without being a UAE resident. The process is explained in the guide on buying property in Dubai.
Is there a metro in Dubai Creek Harbour?
Not yet. The nearest station is Creek, on the Green Line, 10–13 minutes by car. The district will have its own stop on the Blue Line, 30 km and 14 stations, with opening expected in September 2029. Unlike other announced lines, this one is already funded and under construction, but until it opens you get around by car.

How much an apartment in Dubai Creek Harbour costs
In September 2026 an apartment in Dubai Creek Harbour costs on average AED 2,620 per square foot, about €6,750 per m²: a one-bedroom apartment costs around €445,000, a two-bedroom around €700,000. Over twelve months the average price rose by 1.9%; compared with two years ago it is essentially flat.

Compared with JVC the price per metre is almost double and studios are rare: the minimum capital to get in is higher. In return you buy in a district planned by a single developer, with more consistent construction and maintenance standards.
How much an apartment in Dubai Creek Harbour yields
At average market prices the gross yield is between 5.5% and 5.9%; after costs it drops to about 4% net. That is the result for someone who buys alone, at list price: treat it as the starting point, not the goal.

Service charges weigh more here than elsewhere: the recorded median is AED 19.5 per square foot a year, against 11–16 in JVC. On a 67 m² apartment that is about €3,400 a year. It is the price of higher-level services, district cooling and common areas.

How to raise the yield: the entry price
The market sets the rent, not the purchase price. For the same rent, every point of discount on the price is extra yield for every year you hold the property.

This is our job: not buying at market. In a district where almost only Emaar sells, there are three levers. Getting into new launches in the early phases, when prices are below the value of finished units. Looking on the secondary market for units from owners who need to sell, negotiating with data from real transactions. And choosing, among similar towers, the floors and views tenants pay most for.

My experience in Dubai Creek Harbour
Here I personally did two deals with Emaar, both resales before handover: I bought off-plan and resold while the property was still under construction. The first returned 15% in 18 months, the second 22% in three years.
Unlike JVC, where I buy to rent out, in Dubai Creek Harbour I worked on the difference between the launch price and the value the property gains as it approaches handover. It works when you get in early, at a fair price, in a project the market then wants.
These are results of completed deals, in years when prices were rising. Today the area's average price has been flat for two years: the same strategy requires more selection and does not guarantee the same outcome.
Long-term or short-term rentals?
Both are viable. Annual rentals have solid demand from families and professionals working between Downtown, Festival City and the airport. Short-term rentals work on Creek Island, near the hotels and the waterfront, but with higher management costs and occupancy that varies with the season. Before choosing, ask the manager for the building's real data.
The risks of investing in Dubai Creek Harbour
The main risk is that the district is not finished: the works that should drive its value, the tower and the large shopping centre, still have no firm date.
- Flagship projects delayed. Work on Dubai Creek Tower began in 2016 and stopped in 2020; the project was redesigned and in June 2026 the tender was postponed. Do not buy today paying a value that depends on when it will be completed.
- Years of construction. Several residential projects are due for handover in 2030: views and traffic around the property may change.
- Lower yield. With 5.5–5.9% gross and high service charges, the net is below that of entry-level areas.
- Dependence on a single developer. Emaar is a guarantee of quality, but it alone decides the timing and volume of new launches, that is, the future competition for anyone reselling.
- Flat prices. In two years the average price per square foot has remained essentially unchanged: appreciation is not automatic.

How to choose a property in Dubai Creek Harbour
Here buildings are more alike than in JVC, so location, floor and view make the difference. These are the criteria we use.
- Creek Island or Creek Beach. The first is more urban and also suits short-term rentals; the second is more family-oriented and geared to annual rentals.
- View. An open view of the water or the skyline today can be blocked by a tower tomorrow: check what is planned on the plots opposite.
- Distance from the future metro station. It matters for rentability after 2029.
- The building's real service charges, not the district average.
- Rents actually signed in the same tower, by floor and type.
- Status of nearby construction sites and expected duration.
