Business Bay Dubai: prices, yields and risks in 2026
Business Bay is the district of offices and residential towers along the Dubai Canal, ten minutes from Downtown: at average market prices an apartment costs about €6,500 per m² and yields around 5.9% gross. These are the numbers for buyers who pay list price. It is a central area, connected by the metro and in high demand, but it is also the one with the most new apartments on the way: over 17,000 under construction. What Business Bay is and where it is
Business Bay is a freehold district of about 4.4 km², built along the Dubai Canal next to Downtown, with offices, hotels and residential towers. Born as a business district, over the years it has become increasingly residential: today almost a quarter of the area is for housing and more than half for mixed-use buildings.

It is home to people who work in the centre: professionals, couples, managers on assignment. It is a vertical, urban area, with canal-side walks, restaurants and bars, and few green spaces.
Is the Burj Khalifa in Business Bay?
No, it is in Downtown, the neighbouring district. From many Business Bay towers you can see it, though, and that is one of the reasons why some apartments cost more than others.
Can a foreigner buy in Business Bay?
Yes. It is a freehold area: a foreign buyer can purchase with full ownership, in their own name, without being a UAE resident. The process is explained in the guide on buying property in Dubai.
Is there a metro in Business Bay?
Yes, and it is one of its strengths: Business Bay station is on the Red Line, which connects the airport, Downtown and Dubai Marina. The Gold Line, announced in 2026 with opening expected in 2032, should also pass through here.

How much an apartment in Business Bay costs
In September 2026 an apartment in Business Bay costs on average AED 2,517 per square foot, about €6,500 per m²: a studio costs around €288,000. Over twelve months the average price rose by 1%; compared with two years ago it is almost flat. Small units are slightly down, large ones are growing.

The differences between one tower and another are wide: in Business Bay buildings from fifteen years ago coexist with luxury residences branded by hotel groups. The average says little; the building is what counts.
How much an apartment in Business Bay yields
At average market prices the gross yield is around 5.9%; after costs it drops to about 4% net. That is the result for someone who buys alone, at list price: treat it as the starting point, not the goal.
The calculation on a 70 m² one-bedroom apartment, bought at the average price of AED 1.73 million, about €415,000:

Two warnings about the numbers. Studios yield more than the average, up to almost 8% gross according to some surveys. Other calculations, based only on registered rental contracts, give a lower gross yield instead, around 4.5%. The gap between sources depends on which buildings and which contracts are considered: another reason to do the maths on the specific property.
Service charges have a median of AED 18 per square foot a year: on 70 m² that is about €3,250.

How to raise the yield: the entry price
The market sets the rent, not the purchase price. For the same rent, every point of discount on the price is extra yield for every year you hold the property.

This is our job: not buying at market. In Business Bay, with thousands of units being handed over, the timing favours buyers: there are investors who need to sell before paying the last instalment and owners who prefer a discount to months of waiting. We negotiate with data from real transactions and choose the buildings where signed rents hold up.
With this method results tend to be above market averages. By how much depends on the timing and the deal: it is not a promise, and we show you the numbers before you sign.
My point of view
I have not invested personally in Business Bay. By choice I avoid the most central, touristy areas in the spotlight: I prefer residential, less flashy districts, where entry prices are lower and value is made by the tenants who live there. That is where I achieved my results, as I explain in the guides on JVC and Dubai Hills.
I know people who have made excellent deals in areas like this, especially by buying the right building at the right time. Long-term or short-term rentals?
Business Bay is one of the areas where short-term rentals make the most sense: it is next to Downtown, has the metro and attracts business travellers. Gross revenue can be higher than with annual rental, but so are management costs, and competition from hotels and serviced apartments is strong. Annual rental means fewer worries and tenants who work in the centre.
The risks of investing in Business Bay
The main risk is supply: in Business Bay there are about 17,000 units under construction, almost 15,000 of them due for handover by 2026. It is the highest number among the areas we have analysed.
- Supply on the way. More new apartments mean more competition on rents and resales, especially for studios and small units, already slightly down.
- Flat prices. In two years the average price per square foot has remained almost unchanged.
- Uneven quality. Old and new towers, from dozens of different developers: maintenance and charges vary a lot.
- Traffic. At rush hour getting in and out of the district takes time.
- Construction sites. Many plots are still under construction: a view that is open today may not be tomorrow.
- Few family services. Schools and green spaces are outside the district: tenants are mostly singles and couples.

How to choose a property in Business Bay
In Business Bay choosing the building matters more than choosing the area. These are the criteria we use.
- Canal side or road side. A view of the canal or the Burj Khalifa holds its value; one of Sheikh Zayed Road or a construction site does not.
- Walking distance to the metro.
- Age and maintenance of the tower, and the developer's track record.
- The building's real service charges.
- Rents actually signed in the same tower.
- Vacant plots opposite: check what is planned.
- The building's rules on short-term rentals, if that is the strategy you have in mind.

It can be, for its location and rental demand, provided you buy well. With so much supply on the way, the entry price and the choice of tower make the difference between a good investment and an apartment that is hard to rent.
Is Business Bay expensive?
It costs less than Downtown and more than Dubai Marina: on average about €6,500 per m². A studio can be found for around €288,000.
How much does an apartment in Business Bay cost?
On average about €288,000 for a studio and about €707,000 for a two-bedroom apartment, with big differences between towers. Add about 5.5–6.6% in purchase costs.
Do I get the Golden Visa with an apartment in Business Bay?

Business Bay or Downtown?
Downtown has more prestige and holds its value better, but costs about 40% more per metre and yields less. Business Bay offers a higher yield and the same location, with more competition. It depends whether you give more weight to income or to price stability.
What taxes do I pay on an apartment in Business Bay?
