Independent Advisory

Independent property advisory in Dubai: a second opinion for €500

A second opinion before you commit — or before you decide what to do next

You already have a broker, a shortlist or a signed contract. We are not selling you a property. We run an independent Wealth Analysis on the asset you already own or are about to buy, and tell you what we would do with it.

Independent Advisory

IN SHORT

What independent property advisory is

It is a written analysis of a property, done by someone who earns nothing whether you buy, sell or hold: for a fixed fee of €500, we tell you what we would do in your place and why.

Whoever offers you a property in Dubai is almost always paid by the seller, with a commission that only kicks in if you sign. A fee-only adviser has the opposite incentive: to be paid to tell you the truth, even when the answer is "walk away". The service was built for Dubai and the Emirates, but the same method works for a property in any market in the world.

Who the advisory is for

If you recognise yourself in one of these situations, an independent analysis pays for itself.

You already bought and don't know what to do

Handover happened or is close. Sell, hold, rent long term, or run short-term lets? We model each scenario on your numbers, not on market averages.

A broker proposed a deal and you want a second opinion

We review the developer, the payment plan, the price versus comparables, the service charges and the realistic exit before you sign anything.

Your unit is underperforming

Low occupancy, weak rent, unexpected charges. We find where the yield is leaking and what changes actually move net return.

You are re-planning your portfolio

Multiple units, mortgage in place, or a repatriation and tax question. We map the sequence: what to keep, what to release, and in what order.

You want to buy without a broker's pressure

You handle the transaction yourself. We give you the independent read on the asset, the risk and the terms you should be asking for.

You need documentation for a decision maker

Family, partner, accountant or board. You get a written analysis you can share, with assumptions in the open.

What the Wealth Analysis includes

One asset, one written report, one call to walk through it.

Asset review

Developer track record, building and community, unit layout, floor and view premium, handover realism.

Price sanity check

Price per sqft versus real comparables and recent transactions, not brochure benchmarks.

Net yield model

Gross rent, service charges, management, vacancy, furnishing and DLD costs — down to what you actually keep.

Scenario comparison

Sell now, hold, long-term let, short-term let, or refinance: side-by-side over a 3–5 year horizon.

Risk map

Payment plan exposure, supply pipeline in the area, liquidity and exit window, currency and financing risk.

Written recommendation

A clear course of action with the reasoning and the assumptions you can challenge, plus a 45-minute review call.

THE METHOD

How we run the analysis: wealth first, then the property

The analysis follows three steps, the same ones we use for every purchase mandate: risk profile, wealth allocation and only at the end the property assessment.

01

Investor risk profile

We assess six weighted factors: age, time horizon, loss tolerance, experience, income stability and liquidity needs. The result is a score and a profile, from conservative to aggressive.

Age & HorizonLoss ToleranceExperienceIncome StabilityLiquidity Needs

02

Wealth allocation analysis

We map your wealth across cash, bonds, equities, alternative investments and properties you already own, and compare it with the model portfolio for your profile. The result is how much of your wealth it makes sense to put into this property, if it makes sense at all.

Current vs. Target %Gap in € / $Concentration RiskAction per Asset Class

03

Property assessment

Only at this point do we analyse the property: purchase costs, financing, gross and net yield, cash flows, exit value and annualised return, with the effect of the deal on the concentration of your portfolio. The result is a decision based on the numbers, or a clear "not now".

Illustrative values from our model. Your analysis will use your actual data.

That is why it is called a Wealth Analysis and not a valuation: a property can be good in absolute terms and wrong for you, if it weighs too much on your wealth or has a horizon that is not yours.

How the advisory works

1. Share the file

You send what you have: SPA or offer, payment plan, floor plan, service charge statement, rental figures.

2. Intake call

30 minutes to understand your objective, horizon, tax residence and constraints.

3. Analysis

We build the model and gather independent comparables and area data. Typically 5–7 working days.

4. Report and review call

You receive the written Wealth Analysis, then we walk through it and answer everything on a 45-minute call.

One asset. One fixed fee.

€500per asset, all included

We are paid only by you. We do not take developer or broker commission on the asset we analyse, so the recommendation can be "do nothing" or "walk away".

If after the advisory you choose to buy with us, the €500 is deducted from the 1% fee.

Frequently asked questions

Do you also sell the property afterwards?

Not as part of this service. The €500 advisory is fee-only. If you later choose to transact with us, that is a separate decision and we will tell you plainly where our interest sits.

What if I already worked with another broker?

That is exactly the case this service is built for. We analyse the asset you were shown or already bought, without touching your existing relationship.

How long does it take?

Usually 5–7 working days from the intake call, once we have your documents.

What if the conclusion is that I should sell or walk away?

Then that is what the report says. We have no commission tied to you buying or holding.

Can you analyse more than one unit?

Yes. The fee is €500 per asset; tell us how many and we will confirm the scope before starting.

Is tax advice included?

We flag the tax and repatriation issues that affect the decision and coordinate with your accountant, but we do not replace a licensed tax adviser in your country.

How much does property advisory in Dubai cost?

Ours costs €500 per property, all included: intake call, written analysis, scenario comparison and review call. There are no commissions or extra costs.

If I then buy with you, is the €500 lost?

No. If after the advisory you choose to buy with us, the €500 is deducted from the 1% fee.

Can I ask for it before paying the deposit?

It is the best moment. Before reserving a property or signing a contract you still have every option open: negotiate, change unit or walk away. If you have a deadline, tell us when you write to us.

Do you only analyse properties in Dubai?

No. Dubai and the Emirates are the market we know best, but we apply the same method to a property in any market in the world.

Who signs the report?

Dr. Gianluca Sidoti, founder of BridgeYields, who walks you through it on the review call.

What is the difference from the Wealth Analysis included in a purchase?

The method is the same. When you buy with us, the analysis is included in the 1% fee. The €500 advisory is for those who only want the analysis: on a property they have already bought, or on an offer received from others.
