This directory tracks new-build and off-plan residential projects across Dubai and the wider UAE, including Abu Dhabi and Ras Al Khaimah. Each entry carries the developer, community, property types, starting price in AED and expected handover date, and is refreshed as developers publish new phases, revise payment plans or sell out existing inventory. Listings that are withdrawn by the developer are removed rather than left online.
Use the search field for a project, developer or community name, and the filters for property type, community, developer, price band and handover window. Sorting defaults to the most recently added projects, so the list you see first reflects what has just come to market; you can also sort by price, by handover date or alphabetically.
A starting price is exactly that — the smallest unit type, often on a low floor with the least favourable aspect. Compare price per square foot rather than headline price, and check the handover date against the developer's record on previously delivered projects. Payment plans matter as much as price: a plan weighted heavily towards handover carries different risk from one that front-loads payments during construction.
Service charges, chiller arrangements and the ratio of investor-owned to owner-occupied units all affect net yield and resale liquidity, and none of them appear in a brochure. When you enquire about a project here, we send the underwriting on that specific asset — comparable transactions, realistic rent, total acquisition cost including DLD and registration fees — and we will tell you when a better-value alternative exists in the same community.
Beyond the purchase price, budget for the Dubai Land Department transfer fee of 4% plus administrative charges, a registration fee that varies with the value of the property, developer administration or NOC fees on off-plan assignments, and — if you use a broker rather than an independent advisor — a commission of around 2%. Our fee is a flat 1% and it replaces the incentive to push you towards whichever developer pays the largest kickback.
If you finance the purchase, add mortgage arrangement fees, valuation, life and property insurance and, for non-residents, a typical maximum loan-to-value in the region of 50 to 65%. On the holding side the recurring costs are service charges billed per square foot, chiller or district cooling where it is not included, and property management if you let the unit. A yield figure that ignores these is not a yield figure.
For off-plan purchases, the payments follow a construction-linked schedule held in a DLD-supervised escrow account. Before you transfer anything we verify that the escrow account exists, that the project is registered, and that the developer has the permits for the phase you are buying into.
Dubai inventory in this directory concentrates in established freehold districts — Downtown Dubai, Business Bay, Dubai Marina, Jumeirah Village Circle, Dubai Hills Estate, Dubai Creek Harbour, Palm Jumeirah and the newer master communities along the southern corridor towards Dubai South and Expo City. Each behaves differently: high-rise districts trade on rental yield and liquidity, villa communities on family demand and land value, waterfront addresses on scarcity.

If you are comparing two emirates, the relevant differences are transaction cost, tenant profile, service charge levels and exit liquidity — not the marketing narrative.

Can a foreign national buy any of these projects? In the designated freehold areas of Dubai, Abu Dhabi and Ras Al Khaimah, yes — foreign nationals hold full freehold title in their own name or through a company, with no requirement to be resident in the UAE. Ownership is registered with the Dubai Land Department or the equivalent emirate-level authority and the title deed is issued in your name.
Do I need to travel to Dubai to complete a purchase? No. Reservation, contract signature and payment can be completed remotely, and where a physical signature is required we arrange a power of attorney. Most of our international clients complete the first purchase without flying, then visit at handover or during construction.
How long does it take from enquiry to reservation? For a project already in this directory, a shortlist and underwriting typically take two to three working days, and a reservation can be placed the same day you decide. Off-plan units in high-demand launches move faster than that, which is why we prepare the paperwork in parallel with the analysis.
What if the project I want is sold out? Developers regularly release later phases at revised prices, and assignment units come back to the market from investors exiting before handover. Tell us the project and we will monitor both channels, plus propose the closest comparable stock in the same community.
